Walt Disney World Fourth Laundry Operations Facility

Project Overview
Rhodes+Brito was responsible for providing design documents and construction phase services for this 130,000 sqft, Laundry Operations and Warehouse for Walt Disney World. The project included 24,000 sqft administrative suite split on two floors, with separate lobbies for cast members and visitors, large training room with movable partition for up to 110, conference rooms for up to 22 persons,breakroom for 155 with lockers and showers, various storage and maintenance shops, Laundry operation area of 30,000 sqft, clean distribution area of 29,000 sqft served by 13 fully recessed, dock/high loading docks and receiving area of 20,000 sqft served by 7 loading docks(1 with 40’ ramp).
This project began with program validation and site plan development. The proposed building had to take into account future expansion of the project within the same footprint for the first phase and exterior expansion for the second phase. Rhodes+Brito was involved in the coordination meetings,operations verification with the Owner/User groups, Contractor, and LaundryOperation Expert for project programming and future expansion of this project. Multiple full day design charrettes were conducted to validate and review design implications. The site planning process includes anticipating the future expansion of the building footprint and preparing the necessary site drawings to accommodate the proposed expansion.
Planning for the largest laundry facility on the East Coast required intimate collaboration with the Building Department. Multiple meetings with ReedyCreek Improvement District Permitting Services to address code, zoning,and greenfield site plan development issues were conducted to review life safety and egress configuration, fire/smoke evac systems, and site utility implication.
