Rhodes+Brito Architects is looking for a Construction Administrator to join our team in Orlando, FL. The candidate must thrive in a team environment and work collaboratively with internal project teams, consultants and clients.
Qualifications
- 5-10 years of experience with commercial and institutional projects
- State licensed contractor (non-residential) is preferred
Responsibilities
- You will “observe” and document the construction process of all our active construction projects.
- Preparation of minute meetings at each construction meeting
- Capture pictures/Video (if required) to document construction process
- Initial review and process of RFI’s and Shop Drawings
- Maintain RFI and Submittal Data Base
- Coordinate with Lead Architect
- Assist Owner in obtaining all required project warranties and close-out documents
- Assist Owner/Project Manager in substantial completion review and approval
- Develop Punch List documentation
- Assist in processing Change Orders, Supplemental Instructions, and Potential Change Orders
- Participate in on-site observations as required and develop Field Reports for each site visit as required
- Monitor project schedules and budgets
- Interface with contractors and construction managers
- Provide Quality Control of construction documents
- Review and sign contractors pay applications/schedule of values
- Assist with close-out documents
- Coordinate turning contractors as-builts into Record Documents
- Upload documents to Client’s FTP sites
- Provide constructability reviews for the design team at 60% documents
- Review design budget estimates
- Participate in 11-month warranty walks – or other warranty walks requested by client
- Prepare Certificates of Substantial/Final completion as required
- Update marketing with overall project cost, contractor information, and jobsite photo’s
- Understanding and implementation of Building code requirements in project design requirements
- Foster/mentor intern staff
- Assist in marketing efforts which may include verbal presentations, graphics, and client development
- Assume a leadership role in the development of Client Management
- Participates in the discussion on business affairs, staff, etc.
